• Establishing design brief with Client

  • Carrying out simple steel calculations or liaising with Structural Engineer for more complex structural work

  • Carrying out U-Value calculations and component design

  • Design of drainage and layout

  • Design of foundation layout

  • Carrying out amendments as required by Building Control

  • Advice on water authority Build Over Agreements

  • Advice on Party Wall matters


Specification and Tender

  • Preparing detailed construction drawings

  • Producing drawings highlighting lighting fixtures, electric sockets and radiator positions etc.

  • Producing window and door schedules

  • Preparing Specification of Works (from which Contractors can quote on a detailed basis) to include:

            - Preliminaries (contract information)

            - Workmanship and Materials (standards to be adhered to)

  • Producing tender package and obtaining quotes from Contractors

  • Comparison of tenders and advice on possible cost reductions


Contract Administration

  • Discussions with chosen Contractor

  • Discussions with Client

  • Issuing of Contract Instructions for additions/omissions to the Schedule of Works


Site Involvement

  • Ongoing liaison with Contractor

  • Regular site visits

  • Valuations of works at stages

  • Issue of Certificates for payment to Contractor

  • Advice of implications for Client resulting from any changes during construction

  • Agreement of final account

  • Instigation of retention fund for period following completion of project to allow for any remedial work during the following six months
